Not a town with a park, but a park with a town
Eco Retreat covers 220 hectares and is developed by Ecopark Group with DB Group. What sets it apart is the order of planning: the therapeutic landscape came first, and the residential districts hold onto it.
Distance here is not measured in metres, but in how far you can walk before you meet water.
A 50-hectare therapeutic park ring
The main landscape spine of the township, holding around 20 themed therapy gardens. Residential districts are arranged around this ring rather than along a main road.

Onsen at both product tiers

Eco Retreat is not launched in one go. Each district is released in its own wave with its own policy, so at any moment some districts are already handed over while others are only taking bookings.

What to know before comparing prices

Two sources, two size bands
The official distribution site gives townhouses at 90 – 120 m² (VND 5.8 – 7.5bn) and villas at 180 – 240 m² (VND 11 – 21bn), narrower or wider than the table above. The same product name with a different size band shifts the price.

VAT is not handled consistently
Landed prices announced at launch usually say "VAT included", and forest villas also include construction cost. Forest Onsen apartment prices say "excluding VAT".

Long-term title for landed homes
Landed products are presented as long-term ownership for Vietnamese buyers. Foreign buyers are heavily restricted on this type.

Two handover levels
Depending on district and release, homes are handed over either in basic finish or fully furnished. Confirm the handover schedule in the contract.

Ecopark is the name associated with large-scale eco-township development in Vietnam. Eco Retreat is their largest southern project to date.
Ecopark is known for townships built around landscape and water rather than maximising sellable area. The model has been repeated across several provinces and is why the brand is usually mentioned among the "green township" developers.
In the south, Ecopark is building EcoVillage Saigon River on Dai Phuoc island (Dong Nai) and Eco Retreat in the Ben Luc area. Eco Retreat is developed together with DB Group Joint Stock Company; some materials name the developer as "the founder of Ecopark" rather than the group entity.

Can foreigners buy at Eco Retreat?
Landed products are heavily restricted for foreign buyers. The suitable type is the condominium in the Forest Onsen district, capped at 30% of the units in each tower with 50-year ownership, renewable under the 2023 Housing Law and Decree 95/2024/ND-CP. The specific quota for Forest Onsen has not been published, so ask for written confirmation before placing a deposit.
