What makes it different

One hot spring floor connecting all four towers

On level 5A — the amenity deck spanning all four towers — Forest Onsen places a mineral hot spring complex of roughly 1,800 m². According to Bao Phap Luat Viet Nam, this is the first high-rise hot spring complex in southern Vietnam.

Residents do not travel to an onsen. The lift stops at level 5A, and that is already the destination.

A ~1,800 m² hot spring complex

The amenity floor sits between the podium and the tower bodies and links all four buildings, so residents of R1, R2, F1 and F2 can walk to it without leaving the building.

Design details worth noting

  • A garden at your door

    According to Bao Phap Luat Viet Nam, many two- and three-bedroom apartments have a private garden directly outside the entrance.

  • Mushroom-canopy balconies

    The Dual Key line is presented with balconies shaped like a mushroom canopy, extending the outdoor area.

  • Four corner units per floor

    A 4-in-8 corner ratio is unusual in this segment and opens up the view for most of the living space.

  • Basic finish on handover

    Per distribution agents. The detailed handover schedule must be checked in the sale and purchase agreement.

What is Forest Onsen?

Forest Onsen is the first high-rise district inside the 220-hectare Eco Retreat township in Ben Luc commune, Tay Ninh province (formerly Thanh Phu commune, Ben Luc district, Long An province). The cluster comprises four towers — the Onsen twins (R1, R2) and the Forest twins (F1, F2) — in the Festival Season district, facing Swan Lake.

Where is the hot spring complex in the building?

On level 5A — the amenity floor linking all four towers. It is around 1,800 m² according to Bao Phap Luat Viet Nam, introduced as the first high-rise hot spring complex in southern Vietnam. Directly below, level 4 holds the wellness deck with sauna, spa, gym and yoga.

How much does Forest Onsen cost?

The developer has not issued an official price list. Agents publish two levels: from about VND 59.78 million/m² (studios from ~VND 2.1bn, 1BR from ~VND 3bn, 2BR from ~VND 3.9bn, 3BR from ~VND 5bn, excluding VAT) and around VND 50 million/m². These are indicative and change with floor, orientation and sales release.

What is the real scale of Forest Onsen?

Two sets of figures exist. Bao Phap Luat Viet Nam and the official distribution site give 2.2 hectares with 662 units. Some other agents give 4.2 hectares, 41 storeys plus two basements, 23% building density and fewer than 1,200 units for the whole cluster. The developer has published no official figure, so we keep both.

When does construction start and when is handover?

The kick-off took place on 3 April 2026. Agents give a construction start between the first and second quarter of 2026 and an expected handover in the third quarter of 2028 at basic finish. The developer has not confirmed these dates, so check them against the sale and purchase agreement.

Can foreigners buy at Forest Onsen?

As a condominium it is a type foreigners may buy, in principle up to 30% of the units in each tower with 50-year ownership, renewable under the 2023 Housing Law and Decree 95/2024/ND-CP. However, the developer has not published the specific quota per tower, nor the certificate of eligibility to sell off-plan housing. Ask for written confirmation before placing a deposit.

How is the Dual Key line different?

According to agents, the Dual Key line measures 118 – 128 m² and sits on floors 27–40 of tower R2. Two separate entrances let you live in one part and let the other while keeping privacy. The exact count and positions must be confirmed against each release inventory.

How does booking work?

The published booking amount is from VND 50 million per unit, with a 3% discount for early bookings. A booking is not a sale and purchase agreement — read the refund terms carefully and keep your receipts.
