The figures below are compiled from distribution sites and reflect the most recent sales release. Prices change by district, plot position and release — check them against the original price list before placing a deposit.
Eco Retreat is a 220-hectare township developed by Ecopark Group with DB Group in Ben Luc commune, Tay Ninh province (formerly Thanh Phu commune, Ben Luc district, Long An province). It is sold district by district, so at any one time several price levels run in parallel: districts already handed over, districts under construction, and districts just launched. Below is the full range currently circulating by product type, with sources noted.

From a VND 5.8bn townhouse to a VND 25bn shop villa
The township is planned for about 7,427 homes — 3,927 landed and 3,500 apartments — according to the official distribution site; some agents give 7,727. Below is the price range by product type.

What to know before comparing prices

Two sources, two size bands
The official distribution site gives townhouses at 90 – 120 m² (VND 5.8 – 7.5bn) and villas at 180 – 240 m² (VND 11 – 21bn), narrower or wider than the table above. The same product name with a different size band shifts the price.

VAT is not handled consistently
Landed prices announced at launch usually say "VAT included", and forest villas also include construction cost. Forest Onsen apartment prices say "excluding VAT".

Long-term title for landed homes
Landed products are presented as long-term ownership for Vietnamese buyers. Foreign buyers are heavily restricted on this type.

Two handover levels
Depending on district and release, homes are handed over either in basic finish or fully furnished. Confirm the handover schedule in the contract.

Questions about price
Do Eco Retreat prices include VAT?
It depends on the source. Prices announced at the Festival Season and Forest Villa launches are stated as VAT-inclusive (forest villas also include construction cost). Forest Onsen apartment prices, by contrast, are stated excluding VAT. When you receive the original price list, ask for three separate lines: price before VAT, VAT, and the 2% maintenance fund.
Why does the same product type have several prices?
Because Eco Retreat is sold district by district and each release has its own policy. Distribution sites also publish different size ranges under the same product name, which widens the price band. The exact figure only exists in the original price list for the district currently on sale.
What is the current payment policy?
Per the policy announced at the Rung Phuong launch in July 2026: no principal or interest for 24 months until 31/12/2028, a standard 20-month payment schedule, a 12% discount for paying 95% early within 15 days (valid until 30/11/2026), plus 0.5% for existing Ecopark property owners. Policies change with each release, so confirm before committing.
Can foreigners buy at Eco Retreat?
Landed low-rise products are heavily restricted for foreign buyers. The suitable type is the condominium — specifically the Forest Onsen district — capped at 30% of the units in each tower with 50-year ownership, renewable under the 2023 Housing Law. The specific quota for Forest Onsen has not been published, so ask for written confirmation.
